Nice summary of a simple strategy that will work for most people, @Cat B. Unfortunately, it doesn't seem like humans are wired to accept a simple strategy. Cognitive biases, even when you're aware of them, get in the way.

Time is such a huge factor. There are a few years when I was just starting out on my own that I wish I had back to do over again. I was overly risk-averse when I should have been fully invested in stocks. Fortunately, I righted the ship early on. But since we can't change the past, now is the best time to make those necessary changes. Sure, better late than never. But I'd go as far as to say better now than tomorrow.

I'm on it. I think I can earn what I need to live on in 10 years of investing. Fortunately I'm very "low needs" and naturally frugal. My main expense is a mortgage that is paid off early next year or hopefully sooner. My urban double lot is mostly gardens now, I'm growing a lot of my own food.

Interesting that you mention an urban double lot. The wife and I have been considering getting out of our Boston condo and we saw a rare city double lot for sale. As much as we'd like to grow our own food, I'm not sure if we have the knowledge for it yet.

@Aaron G. It's easy, I learned pre-internet but everything you could ever need to know is on youtube. The one thing that has made a huge difference in my gardens is tree mulch application. The tree guys are happy to get rid of it and within a couple years of applying it you have amazing soil full off earthworms. Your basically recreating what happens in the forest.
If you buy the lot I'm available for consulting, it's easier than growing $:)
